Method to Apply
There are three methods of application for PMAY. There are three ways to apply under PMAY scheme. These are offline, online and through CSCs for urban and rural regions.

Offline:

Govt. reduces the GST rate on affordable homes from 12% down to 8 For first-time home buyers
As per the latest news, the government announced plans to reduce to the GST rate to 8 per cent instead of 12 percent. The new rates will be applicable to buyers of affordable houses under PMAY (Pradhan Mantri Awas Yojana) (Pradhan Mantri Awas Yojana) CLSS scheme. The government has extended the benefits to first-time home buyers with an the annual income of 18 lakhs. In addition, the GST benefit will also be available for home buyers investing in low-cost home projects with 646 sq. feet. the maximum area of carpet.

Urban Housing Scheme Extra Budgetary Support of Rs 60,000 Crore in the framework of PMAY
In the most recent implementations announced through the Central Government- Union Cabinet has decided to fund in a total budget of Rs 60,000 crore in the PMAY Urban scheme. The government has also said that the budget of the coming year will be used to build more than 1.2 million affordable homes by the 2022 fiscal year.
The government also announced that the extra funds will be utilized under BMTCP (Building Technologies and Materials Promotion Council) under the MoHUA (Ministry of Housing and Urban Affairs). With the new plan, the government is aiming to make use of the latest and most advanced technology to build affordable homes.
According to the government, the additional funds will aid in meeting the needs for project completion in the four years. The government has also said that the funds required for the project’s completion will be released in stages by the central government. There will be 1.7 crore set to be released in the first phase.
Additionally, to make homes more affordable for citizens, the government will offer a subsidy on the interest rate for loans in the Pradhan Mantri Home Loan scheme.

RBI Expands Credit Limit for Purchasing the Home of Pradhan Mantri Awas Yojana
RBI has announced that beginning from today, people who are part of EWS can benefit from more financial aid to purchase affordable houses. This change will help make Pradhan Mantri Awas Yojana profitable. However, it will be provided as part of Private Sector Lending only. Therefore, if an EWS applicant chooses to take advantage of this option, he/she is eligible to receive an increase of 35 lakhs in loans from banks. However, the requirement is that the house be constructed in a metropolitan area that has 10 lakh or more residents. The decision was made after the RBI has announced its revised repo rate and reverse repo rate. The rates have been increased to 6.25 percent and 6%, respectively. Although, homeowners can now get more money to purchase houses.
